FINE-SANI by 4M is a BIM-based design and documentation tool for building plumbing and sanitary systems. It combines a familiar CAD workflow with integrated engineering calculations, allowing you to model, size, analyze, and document potable water, sanitary/vent, and stormwater networks in a single environment. From early layout to final construction documents, FINE-SANI generates coordinated 2D drawings, isometrics, 3D models, reports, and quantity takeoffs that stay synchronized as the design evolves.

Key capabilities:

  • Potable water supply: demand calculation, pipe sizing, pressure-loss analysis, zoning, pump and storage selection.
  • Sanitary and vent: fixture unit aggregation, drainage and vent sizing, stack design, slope checks, invert level computation.
  • Rainwater and storm: roof drainage and site storm network sizing with rainfall data inputs.
  • Automated documentation: plans, sections, isometrics, annotations, legends, schedules, and material/quantity takeoffs.
